Achieve study-life balance at SMDC's Green 2 Residences Dasmarinas

Mr. Jose Mari Banzon, Executive Vice President of the SM Development Corporation in a roundtable discussion for the launch of the Green 2 residences.

Real estate developer SM Development Corporation (SMDC) launched a new high-rise residential building in Cavite. The SMDC Green 2 Residences is the latest addition to SMDC’s portfolio of “University Town” developments that feature high-quality residences and provide a new option for those who opt to reside or invest in real estate properties.

The SMDC Green 2 Residences is located in Dasmarinas, Cavite, currently home to three of the province’s most populous universities ‒ De La Salle University Dasmarinas, De La Salle Health and Sciences Institute, and Emilio Aguinaldo College Cavite ‒ all three having a combined population of more than 20,000 students. The Green 2 Residences comes after the success of Green Residences across the De La Salle University along Taft Avenue which sold at an average PhP 1.9 million in 2011 and is now valued on average of PhP 2.7million per unit.

SMDC has developed condominiums across schools or universities such as the Sun Residences in the University Belt, Manila; Blue Residences and Berkeley Residences in the Katipunan Avenue, Quezon City; Princeton Residences along Aurora Boulevard, Quezon City near St. Paul College; and the Mezza II Residences in Sta. Mesa, Manila near UERM. Such units of SMDC near universities have shown significant growth in value after a few years. This booming “University Town” portfolio of SMDC is also near high-foot-traffic establishments like the SM City malls, banks, government offices, places of worship, health institutions, etc.

The Green 2 Residences is a much larger project than its predecessor the Green Residences. It spans a lot of 1.6 hectares and will feature three towers. First up is the Tower 1 that is expected to be completed by October 31 next year. The details of the building’s façade take inspiration from the archer’s bow and modern contemporary design is reflected throughout the interiors of the development.

The condominium will house amenities like the Wi-Fi-ready study areas, gym, lap pool, and multi-purpose lawns to serve as greener, breathing areas for students, function rooms, and lounges. The residential development will also feature a retail strip that will be home to shops, attending to the daily conveniences of student life such as a small grocery, laundry, bank, and restaurants. The developments of the SMDC always feature luxurious and modern interiors. These qualities are expected to future developments including the Green 2 Residences.

In terms of access to the Green 2, those coming from Metro Manila and nearby provinces can easily travel to the area given the continuous outpour of infrastructure investments from the government. And with the earmarked extension of the LRT-1 train network, travel to the area will become more convenient in the future.

The Green 2 is ideal for both end users and property investors looking for a good yield. The University Town portfolio of SMDC tends to attract transients among students and faculty members looking for spaces to rent for proximity and convenience. To help unit owners, SMDC offers support for easy management and leasing of units. SMDC’s in-house leasing services range from property listing management and unit viewing arrangements to negotiation of terms, lease contract preparation, and tenant move-in assistance.
